Reallocating Team Capacity for a More Scalable Operating Model
Offloading routine resident work meant less time spent on repetitive tasks and more time reserved for the moments that require people.
RealPage, EliseAI, and Why the Race to Own Multifamily AI Is Missing the Point

By now, you’ve probably heard that Realpage announced a pause on new integrations with EliseAI. Since the news broke, Realpage has elaborated on the rationale behind the pause, citing concerns around the safety and security of the integration.
We don't know everything happening behind closed doors, and we're not here to take sides. But as a company building AI for multifamily, we recognize what this dispute represents: a cycle of consolidation in our industry.
This isn’t the first time multifamily's biggest tech vendors have found themselves competing with startups, and it won’t be the last. Property management systems have a long history of responding to new technology categories by building, acquiring, or bundling their own alternatives. What's different this time around is how much money and operational control are at stake with AI.
Go back 10 or 15 years, and property management systems were built primarily as accounting and operations platforms. But eventually, operators started noticing gaps in coverage.
In response, a pattern has emerged:
Specialized startups build better tools to address needs outside the scope of what PMS platforms are offering.
As those solutions gain traction, established PMS providers respond by developing or acquiring competing capabilities.
As new technologies emerge, this cycle repeats itself. For example, in 2022, Realpage acquired Knock CRM, a specialized leasing platform, to expand its own leasing capabilities.
It makes sense from a revenue standpoint. PMS providers have two ways to grow: by winning more units or increasing revenue per unit. But winning units is difficult in an established market where nearly every property already uses a PMS — which is why selling additional products to existing customers is the most enticing path to growth.
AI is the latest category following this pattern. Demand for AI is driving vendors to expand their offerings, bundle products, and compete for a larger share of the operator's technology budget.
But when the incentive is to expand product coverage and capture additional spend, vendors prioritize adding functionality over actually developing the best solutions. And that leaves operators paying for the vendor’s growth strategy without getting much back in return.
When technology vendors race to own the entire multifamily tech stack, operators lose. So at ResiDesk, we take a different approach.
We’re not interested in offering the longest feature list. Instead, our philosophy is to build the best AI operations and intelligence platform we can, one that works alongside the technology you already use and adapts to how your business operates.
Because amid the chaos of rapidly developing technology, the last thing you want is to be locked into a rigid solution that leaves little room to adapt as the industry changes. We believe operators need technology partners that can adapt with them.
When you rely on your PMS for accounting but use separate tools for leasing and resident operations, you objectively have more flexibility to switch vendors as your needs change. And that’s a good thing — you’re not locked into a product that’s no longer serving you.
But what happens when the PMS you rely on for accounting also manages leasing workflows, resident conversations, maintenance communication, and renewals? You've now tied substantially more of your operations to a single vendor. Switching providers becomes an even bigger headache, and you’ve lost some negotiating power when it’s time to renew your contract.
At ResiDesk, we've built our platform around the philosophy that operators deserve choice and flexibility. We work alongside existing property management systems, allowing you to keep your PMS as the system of record while using specialized AI to manage resident interactions across the lifecycle.
Beyond making it difficult to switch vendors later, handing all your workflows over to one PMS means you're largely at the mercy of whatever quality of AI your provider delivers.
When vendors are focused on expanding into as many product categories as possible, the number of features available starts to take priority over how well those features actually work.
These days, it requires little effort for a PMS provider to offer a basic AI chatbot that can answer routine questions about pool hours or parking policies. But that’s a low bar for multifamily AI. Operators need a deeper, more capable solution that can handle complex, emotionally charged resident situations — or at least know when to pass those situations off to a real person.
Imagine a resident with two young children whose AC stops working in the middle of summer. A basic AI assistant might successfully create a work order, but what happens if it fails to recognize the urgency or keeps repeating unhelpful responses? By the time the conversation reaches the property manager, the situation may have escalated unnecessarily.
That’s why we built ResiDesk around the reality that conversations like these require more than basic automation. ResiDesk is designed to ensure the right situations get escalated to the right people. If your AI can’t handle the toughest 30% of resident conversations, that “free” AI included in your PMS subscription will cost you in the form of worse resident experiences and added work for your on-site team.
The competition between PMS providers and specialized AI platforms isn't going away. If anything, we'll probably see further consolidation and more aggressive bundling as AI becomes a bigger part of the multifamily technology budget.
For operators, the big question is how much of your business are you willing to tie to one provider?
Bundled AI may seem convenient, but your AI should earn its place in your tech stack based on the results it delivers, not on how easy it is to purchase.
